Clay purchases land, designs the site, coordinates utilities to the site, constructs the facility, and sells or leases the project. Clay's ability to perform in-house architectural, surveying, structural, and civil engineering saves clients thousands of dollars and reduces valuable time during the crucial project-planning phase.
Having developed over 20 business parks and hundreds of individual sites, comprising over 2,000 acres, Clay is one of the largest developers in the Houston area. Clay performs site selection, design, and planning/development of streets, utilities, detention, mitigation, fire suppression, and other amenities.
Clay will design and construct a facility for the best price using quality craftsmanship. Clay has completed hundreds of projects including additions/retrofits, small single-user buildings, large-scale manufacturing/distribution facilities, large refrigerator/freezer buildings, heavy crane-served buildings, multistory office buildings, and numerous specialty applications.
Similar to a Design-Build scenario, Clay is capable of arranging financing to construct a custom facility for lease. All Design-Build services are available on a Build-to-Suit basis either on a Clay-owned site or a tenant-owned site.
Clay offers full-service structural and civil engineering services. Our engineering group currently consists of 6 professionals with extensive experience in the engineering field. Having engineers on staff who work exclusively on Clay projects not only creates a synergy which other developers and builders cannot match, but also eliminates expensive time delays both in the planning and construction phases of our projects.
Clay employs two architects who provide immediate feedback and drawings to clients, even during introductory phases of the relationship. Clay’s architects work exclusively on our projects and provide a level of service to clients difficult to match. Clay's architects are well-versed in all aspects of design, including permitting, fire code review, ADA compliance, and LEED opportunities and requirements.
Clay provides preliminary design and turn-key bids on a project within two to three days of the initial client meeting. Clay provides strong pricing on projects due to the large volume of work completed, relationships with vendors and sub-contractors, and savings realized from engineering and architectural fees being included in the turn-key price.
Clay handles site selection, surveying, environmental reports, geotechnical reports, detention design, and flood plain issues. Clay coordinates all due-diligence to ensure proposed projects proceed with as little complication as possible.
Clay can facilitate tax abatements for clients. Clay has participated in several joint ventures with owners of land and buildings. Clay's relationships with local lenders allow clients to close deals faster and at the best terms available.
